The City of Los Angeles requires a "Certificate
of Compliance" relating to water
conservation for all properties offered for sale.
Our program also includes the following items that
most lenders require:
- All sliding patio doors to have tempered glass
or safety film on glass door.
- Water heaters to be double strapped properly.
- Water heaters to have TRV valve + copper
overflow pipe.
- Water heaters to be placed on 18" stands
when located in a garage.
- All bedrooms and hallways leading to bedrooms
to have working smoke alarms.
- All homes require working Battery Smoke
Alarms.
- All condos and multi-units require working
Hardwire Smoke Alarms.
- Low flow toilets rated with 1.6 GPF (Gallons
per Flush).
- Low flow shower heads with 2.5 GPM (Gallons
per Minute).

order to close the sale or close escrow.
They are:
- Installation of earthquake shut-off valve to
gas meter.
- Installation of pressure regulator.
- Faucet, angle stops, supply lines and plumbing

and replacement.
- Electrical repairs from Reverse Polarity, GFI
outlets, new breakers, or new main panel.
- Triming and painting of bare wood, or complete painting of
exterior trim.
- Door and hardware, glass windows, Subtler
repairs to termite repairs.
